Terms & Conditions

General Terms

We reserve the right to amend our rates and booking terms and conditions from time to time.
The rates and conditions in effect at the time of booking will apply.

  • Minimum stay: 2 nights. Exceptions can be made if filling a one night gap between existing bookings
  • Check-In: From 14:30
  • Check-Out: By 10:30
  • For early morning arrivals, we recommend booking from the night before to ensure immediate access to your room or suite.

Not Included in the Stay

  • Meals other than breakfast
  • Spa treatments, laundry, and gratuities

Booking & Payments

  • Bookings are confirmed upon receipt of a 50% deposit and written confirmation
  • Final balance is due two calendar months before arrival
  • All payments must reflect the full invoice amount; bank charges are the responsibility of the guest
  • Bookings within 60 days of arrival must be paid in full
  • Late payments may result in cancellation and applicable cancellation fees

Cancellation Policy

  • 60 days or more before arrival: No charge
  • 60-30 days before arrival: 50% of total booking
  • 30–0 days before arrival or no-shows: 100% of total booking
  • All cancellations must be in writing to bookings@7koppies.co.za
  • Guests are strongly advised to take out comprehensive travel insurance covering cancellation within 60 days of arrival

Liability

  • Charges will apply for unreasonable damages or breakages
  • Luggage is stored at the guest’s own risk
  • The owners and management accept no responsibility for injury, loss, or damage sustained during your stay

Individual Suites & Rooms

  • Includes hot breakfast (served 08:00–09:45)
  • Includes daily housekeeping
  • Children under 13 are not permitted
  • No outside guests are allowed on the property
  • Food and beverages not purchased at 7 Koppies may only be consumed in your suite or room
  • Smoking is not permitted indoors. Guests may smoke in designated outdoor areas

Rockwood Private Pool Cottage

  • Includes hot breakfast at the farmhouse or a delivered breakfast basket
  • Includes daily housekeeping
  • Full access to the main farmhouse
  • Gardeners visit daily; pool maintenance twice weekly (you will be informed of their schedule)
  • No outside guests allowed without permission (maximum 2 additional guests)
  • Smoking is not permitted indoors. Guests may smoke outdoors
  • Up to two small, well-behaved dogs are welcome by prior arrangement

Exclusive Use of 7 Koppies Farmhouse

  • Includes hot breakfast, daily housekeeping, and a butler
  • Accommodates up to 12 guests
  • Rockwood Private Pool Cottage is not included and must be booked separately
  • In Peak, High and Mid Season Terrace Twin is complimentary and in Low Season Garden room is also complimentary
  • No outside guests are permitted without prior arrangement (maximum 4 additional guests), and written approval. If you wish to host an event, please let us know in advance, as this will be quoted and charged separately
  • A refundable security deposit of ZAR 20,000 is required 24 hours before arrival and will be returned within 5 working days of check-out, less the cost of any significant damage beyond normal wear and tear
  • Pets are not permitted as we have two resident cats
  • Early check-in or late check-out must be arranged in advance and is subject to availability
  • Please note that our gardeners and pool maintenance team will require access during your stay; we will inform you of their schedule in advance
  • For your safety and peace of mind, a night/security manager is on duty after hours, accompanied by a trained security dog
  • Smoking is not permitted indoors. Guests may smoke in designated outdoor areas
